Twin Oaks Hotel

Twin Oaks Hotel, located at the gateway to the Peak District next to Junction 29 of the M1, was originally a picturesque row of colliery cottages. Now a thriving business and tourist stopover, the hotel has been developed significantly by owners Rob and Claire Lee over the years. Since 2013, PHMC has been supporting Rob and Claire in developing and growing their business interests, not only in the hotel, but also in establishing and growing a specialist residential care home business. By 2013, Rob's strong background in property development and Claire's financial management skills had taken the hotel to a point where its 26 rooms and 25 staff were turning away customers because they didn't have capacity. They were at a crossroads, presented with potential opportunity and harbouring underlying passions to pursue other business ideas.


But there was concern over the risks of taking their eye off the ball. How could they do justice to all the ideas they had for expansion and diversification?

Paul Hesp initially helped Rob and Claire to create a growth and diversification strategy, also delivering some management training workshops for key hotel staff. This set the foundation for future growth, and over the years that followed led to accessing funding for a major extension of the hotel, acquiring and developing Lime Tree House Care Home- a specialist brain injury and disability residential care home- and then to adding a second care home- Cherry Tree, to the portfolio. PHMC's support introduced the idea of formal business structures, and Paul carried out much research and detail work into securing grant funding for expansions, freeing up Rob and Claire to focus on strategic decision-making.


Today, Twin Oaks Hotel boasts some of the highest repeat-business rates in the industry. Its 35 modern refurbished rooms are highly rated by customers, and the hotel has a locally-renowned restaurant, and caters for corporate events, weddings and visitors. Lime Tree Care Ltd is thriving, with the two homes now catering for 28 service users, and rated Good across the board by the Care Quality Commission.
